To guide real estate agents in our brokerage through the process of utilizing DOMO Concierge, ensuring a smooth experience for sellers seeking to enhance their home's value and sell quickly.
Steps for Agents
1.
Initial Consultation with Seller
Discuss the benefits of DOMO Concierge with the seller.
Explain how services like staging, flooring, painting, and cleaning can help sell the home faster and at a higher price.
Determine which services will provide the best return on investment for the seller.
2.
Service Selection and Budgeting
Collaborate with the seller to select the appropriate services.
Set an estimated budget for the desired work.
Ensure the seller understands the zero payment due until closing policy.
3.
Prepare for Engagement
Once the seller is ready, guide them in signing the DOMO Concierge Note.
Confirm that all parties are clear on the timeline and expectations.
4.
Engaging Contractors and Vendors
Assist the seller in engaging the necessary contractors and vendors for the selected services.
Be present during meetings or communications to ensure clarity and confidence.
5.
Monitoring Progress
Stay in touch with the contractors to monitor the progress of the work.
Address any questions or concerns the seller may have throughout the process.
6.
Final Review and Market Listing
Once all work is completed, review the results with the seller to ensure satisfaction.
Prepare the home for market listing, highlighting the improvements made through DOMO Concierge.
7.
Invoice Submission and Payment Process
After the work is completed, request the vendors to send their invoices directly to you.
Forward the invoices to staff@domorealestate.com for processing.
The Director of Operations will review and approve the invoices.
Our Administrative Assistant will handle the payment directly to the vendors.
8.
Seller Payment Timeline
Remind the seller that payment for services is due when one of the following occurs:
Their home sells.
They terminate their listing agreement with their agent.
Five months pass from the start date of the Concierge services.
Notes
Keep all communication clear and documented for transparency.
Ensure that sellers are aware of their responsibilities and the timeline involved.
Maintain regular check-ins with both the seller and vendors throughout the process.
By following these steps, agents can effectively utilize DOMO Concierge to enhance the selling experience for their clients.
